What expenses should you know about if buying or selling a home?

We all hate surprises that come at our own expense! You should be prepared for the following:


- Agreed upon realtor commissions
- Lawyer fees (generally $700-$1,200 with residential, depending)
- For condo's, there will need to be an estoppel document purchased at the time of sale which can generally be $50-$250.


- Deposit ($2,000-$5,000 minimum... $5,000 is standard. This ends up being part of your down payment.)
- Lawyer fees (generally $1,800-$2,500 with residential, depending)
- Home Inspection (That's if you get one. Generally $400-$500)
- Any other special conditions are usually an expense of the buyer (PID, etc...)

Generally... as a seller or purchaser, you should be expecting these.

As seller's, when offer's aren't coming in, the last thing we want to hear a realtor say over and over again is "you need to reduce your price"... but here is the truth in most circumstances; Price sells! These words are important to understand: Your home is only worth what a buyer is willing to pay under current market conditions. Yes there are extra marketing tactics, bonus incentives, things like open houses, etc... but in today's market, if it's listed correctly on the MLS system, it will be found by prospective buyers and realtors who are online. Usually, lack of mass exposure isn't the issue. As a realtor, it's tough being the bearer of bad news in telling sellers that the value of their home may not be what it was 5-10 years ago... but our job is to sell your home in a timely manor while getting you as much money in your pocket as possible. If your home shows very presentable and is priced correctly, it will sell within a few months. If your home shows a little rough around the edges, it needs to be priced exceptionally to sell. Ps. Just because of the doom and gloom in the media over the last couple of years, many homes have held their full value depending on the neighbourhood, pride of ownership, etc. Just a bit of insight based off seeing what's been going on in the Saskatoon and surrounding area residential real estate market. There is light at the end of the tunnel. Many homes are moving quite well... we just need to understand that everything is based off of the presentability of your home and 'current market conditions'... not just what your neighbour or friend tells you, or not what a bank appraiser/realtor told you 4 years ago. If you're not remotely happy with the current value of your home, maybe its best to hold onto that investment if that's at all possible. Hope this may be insightful for someone. :)
